Text version of the recorded run

The run is a chat screen titled Demo Brokerage (made up), labelled as a recorded run of 14 Oct 2026 on public records and a made-up demo firm.

The broker types: in midtown core (40th St and 3rd Ave to 50th St and 5th Ave), compile a list of all available locations between 10k-15k sq ft for no more than $110 psf.

A Working checklist then shows three steps. Reading your request: asking rent at most $110 per SF per year, size 10,000 to 15,000 SF, location 40th to 50th Street, Fifth Ave to Third Ave, read by code with no AI model call. Looking up the area in public city records: 21,994 Manhattan tax lots, 104 office buildings inside the area, 51 on its edge. Checking the firm’s flyers and listing emails: 11 landlord flyers on file with 59 spaces in them, and no mailbox connected yet.

A further step, Flagging what it could not see, notes that no asking rent is printed on these flyers (ask the landlord), 6 spaces sit across Third Avenue from the area, and 4 flyers had no readable space list. The last step builds the survey: availability_search.xlsx, 6 tabs, every row with its source and date.

The reply: 0 spaces meet every condition. 6 more spaces in 3 buildings meet everything Bruce could check, and each row says what it could not check. None has an asking rent in the sources it holds, so it says to ask the landlord for pricing. Under What I could not see it lists that asking rent could not be checked for 6 of the 6 rows, that all 6 sit on the edge of the area, and that 4 spaces fit everything else but could not be checked for location or size, so they are not in the results. The file availability_search.xlsx is attached, and the film shows its Results sheet: six rows, each with address, floor, size, availability, location, what could not be checked, the source file and its date.
